IREN Stock Falls Nearly 4% as Morningstar Cuts Fair Value Estimate to $37 on Financing Risks

IREN Limited (NASDAQ: IREN) shares fell nearly 4% to $29.23 in Friday’s early morning trading after Morningstar lowered its valuation estimate for the AI cloud provider to $37 from $43, citing concerns over rising borrowing costs and competition for capital.

The nearly 14% valuation reduction followed Morningstar’s warning that specialized AI cloud providers, known as neoclouds, could face higher financing costs as large technology companies raise capital for their own infrastructure expansion. Morningstar estimated that total cloud infrastructure investment could exceed $1.3 trillion in 2027, increasing competition for funding.

Those pressures are particularly relevant to IREN because its planned AI infrastructure expansion requires substantial capital, including additional GPU financing and data-center funding.

The valuation revision came amid a steep decline in IREN shares. On Thursday, the stock touched a new 52-week low of $26.60 before recovering to close 0.56% lower at $30.39, following a 12.18% drop on Wednesday. Shares had fallen 26.4% from their October 6 close of $41.28 through Thursday.

Separately, IREN Limited Tokenized bStocks (IRENB) was quoted at $29.26, nearly unchanged over 24 hours, according to CoinMarketCap. IRENB is a tokenized instrument linked to IREN shares, but its 24-hour price changes differ from IREN stock price movements during regular Nasdaq trading hours.

IREN’s Expansion Exposes Future Funding to Financing Risks

IREN reported $13.81 billion in capital commitments as of June 30, largely tied to AI hardware purchases and data-center development. These commitments highlight the scale of the company’s infrastructure investment as competition for financing intensifies across the AI industry.

In its annual filing, IREN said it may commit to GPU purchases and begin related data-center development before securing financing for those investments. The company also warned that future funding arrangements depend on market conditions, with no assurance about their availability or terms.

That exposure is significant given IREN’s planned capital spending. CFO Anthony Lewis guided to $25 billion–$30 billion in fiscal 2027 capital expenditures and said the company was targeting roughly another $8 billion in GPU financing and customer prepayments. The remaining funding requirement was expected to come from data-center financing, operating cash flows, and corporate sources.

However, IREN has also reported substantial existing funding resources. In August, the company disclosed approximately $14 billion in combined cash, committed GPU financing, and customer prepayments. Lewis said the company’s June 30 cash balance included $1.7 billion in restricted cash, meaning that a portion of its reported cash holdings was not available for unrestricted use.

IREN also said its existing cash, expected operating cash flows, and financing proceeds should cover obligations coming due for at least 12 months from its June 30 financial statements.

While that outlook supports the company’s near-term funding position, its larger fiscal 2027 expansion plan still depends on additional financing sources. The availability and cost of those funds remain exposed to the tighter credit conditions underlying Morningstar’s reduced valuation estimate.
